Our initial inventory reports are extremely thorough and provide you with high-detail court-admissible evidence. This step should be taken before a tenant moves in so that you have absolute proof of the property's state before it was occupied.
The inventory report will take into account the common avenues taken by fraudulent tenants. We'll document the pre-existing wear-and-tear of the building and furniture, the electricity meter reading and condition of the services cupboard – to combat against tenants tampering with your utility services – and the carpets, if applicable.

Our check-in report service is just as important as the inventory report and must happen before you hand the keys to the tenant.
In this process we guide your tenant around the property, checking off each item of the inventory report and making sure that the tenant has a clear understanding of pre-existing wear and tear, special cleaning or maintenance requirements and of which items must remain in the property upon their moving out.
At the end of the process your tenant will sign a form declaring that they've been shown, have understood and agree with your initial inventory report.
